Landscape Maintenance Specifications

Turf Maintenance
Mowing Based on 28 mows – April to November
  Precision cut all turf areas to height at 3”- 4”
  Final mow of season will be at 2”-2.5”
  Mowing will be done in alternating patterns to reduce stress.
  All 21” mowing will be bagged.
  Large mower bagging will occur during growing season when necessary.
  Clippings will be double and triple mulched when not bagged.
  Bagged mowing will be removed from property.
Trimming All building areas, fences, curbs, and barriers will be trimmed after each mowing.
  Low fencing, siding, ect. may not be trimmed due to possible damage.
  Plant areas, in which flowers are not 6” from bed edge, cannot be trimmed due to possible damage.
  Curb, asphalt, dumpsters, and behind A.C. units will be maintained with Round-up.
Edging walks & curbs Alternating every other week.
  All sidewalks and curb areas will be edged with a gas powered edger to maintain a sharp and distinct appearance.
  All clippings and debris from edging will be removed the same day.
Lawn Fertilizaton
  Fertilizer shall be applied to prevent streaking or burning.  All chemicals shall be approved by all applicable governing agencies for its use and used and meet all government standards. 
  The Property Manager WILL be informed in advance of 48 hours of this services.
  Early spring – Fertilization, weed, and crabgrass control.
  Late Spring, Early Summer – Slow release fertilization and broadleaf weed control. Apply nitrogen fertilizer at the rate of ¾ pound per thousand sq. ft. application.  The nutrient value to be 3-1-2 ratio.
  Summer – Slow release non-burning fertilization and broadleaf weed control.  Apply nitrogen fertilizer – 50% of which should be slow release at the rate of ¾ pounds per thousand sq. ft. per application.
  Fall – winterfeed fertilization and broadleaf wee control.  Apply Nitrogen fertilizer at the rate of 1 pound per thousand sq. ft. per application.  The nutrient value to be 3-1-2 ratio.
Optional Grub Control- Summer or Late Summer – Early Fall.
Optional Aeration- Main areas (Community Centers, Entrance presentation, Main footage area).
  Reduces soil compaction and thatch build-up, increase water penetration and root development.
  Before November 1st.  The aerators shall be by plugging, and the plug shall be left on the turf.  The aerating process must be repeated as necessary until there are approximately 16-20 holes per sq. ft. surface area.  The holes should be at least 2 inches deep and ½” inch diameter. 
Pruning
  Based on three pruning sessions- March to November
  March – September Prune – Contour pruning to maintain an orderly appearance consistent to growth habits of shrub.  Shrubs/plants will be pruned to benefit optimal growth habits and bloom potential.  Removal of damage and disease branches.  Shear early spring if necessary.  Priority on leader growth.
  October- November Prune – a more corrective approach to selected plant material will be used in the cooler temperatures.  Pruning of perennials.
  December- February- Yearly contracts signed by December 1st of following working season, will enable reducing of plant material in winter months.  Follow-up pruning of perennials and grasses.
  Perennial Pruning- Once a year after die back of plant. 

LEAF REMOVAL

Late Winter- Early Spring Leaves will be removed prior to the lawn care work being performed.  Clean-up of beds and lawn area of late leaf droppings, winter build-up. 
Fall Clean-up of lawn areas and beds for fall leaves.  Lawn leaves will be caught in baggers in October-December, major bed clean-ups to begin end of November-December at completion of last of leaves falling. 
Optional Lot and curb clean-up to be done on a monthly basis, clean-up of leaves, grass clippings, ect. along curbs and breezeway areas.
Plant bed maintenance / weeding
March – October Property manager WILL be informed within 48 hours of any of the following services being rendered.  To be done on a bi-weekly basis throughout the community and on a weekly basis throughout the clubhouse, model, and entryways. 
  Pre-emergent herbicide will be applied to planting beds prior to mulching (temperature dependent) in March with the plant bed clean-up.
Late Spring to Fall Plant beds will be maintained with a mixture of a burner and post-emergent herbicide to chemically control the weeds.
Late Spring to Fall Plant beds will be hand weeded on an as needed basis to compliment the chemical treatment.
Mulching and Deep edging of plant beds – completed april 30
Mulching In the Spring.  The specified mulch will be spread at an approximate measurement of 2” thickness on all plant beds.  Mulch type to be designated by the owner/management of each property.
Deep Edging In the Late Winter to Early Spring.  Edging of beds will be done at the depth of 3”-4” to ensure a sharp defined bed.  These edges will be maintained throughout the mowing season with a gas powered string trimmer.  Any beds along concrete walks or driveways will be defined with a sharp edge. 
TREE AND SHRUB FETILIZATION – Optional Service
  Spring feeding / fertilization

  The Property Manager WILL is informed in advance of 48 hours of the following services.
Late Spring / Early Summer Application Reduce insect damage: control apheds, scales, mites, and other sucking insects. 
Summer Application General insecticide and miticide: reduce new insect damage.
Late Summer / Early Fall Application Complete general insecticide and miticide: reduce new insect damage. 
Late Winter Dormant Oil Treatment Reduce population of scale and mites.
Flower installation
  Includes material and labor with design of all beds, containers, and hanging baskets.  Locations and specifications for flowers to be provided separately by the Property Manager of each property. 
  All flower beds should be prepared as follows:
  Remove existing mulch from beds, rototill existing soil thoroughly to depth of 6-8” (not to be done during high soil moisture conditions).
  All bed areas to be prepped using Comtil Soil Plus, and sand, plus rotilled.
  All flowers will be installed 3”-4” off center.
  All flowers will be mulched at a 1-1.5” thickness.
