Turf Maintenance |

Mowing |
Based on 28 mows April to November |

Precision cut all turf areas to

All sidewalks and curb areas
will be edged with a gas powered
edger to maintain a sharp and
distinct appearance. |

All clippings and debris from

Lawn Fertilizaton |
|
|
Fertilizer shall be applied to
prevent streaking or
burning. All chemicals shall be
approved by all applicable governing
agencies for its use and used
and meet all government
standards. |

The Property Manager WILL be
informed in advance of 48 hours

|
Early spring
Fertilization, weed, and
crabgrass control. |

Late Spring, Early Summer
Slow release fertilization and
broadleaf weed control. Apply
nitrogen fertilizer at the rate

September Prune Contour
pruning to maintain an orderly
appearance consistent to growth
habits of shrub. Shrubs/plants
will be pruned to benefit
optimal growth habits and bloom
potential. Removal of damage
and disease branches. Shear
early spring if
necessary. Priority on leader
growth. |

|
October- November Prune a
more corrective approach to
selected plant material will be
used in the cooler
temperatures. Pruning of
perennials. |
|
|
|
December- February- Yearly
contracts signed by December 1st of
following working season, will
enable reducing of plant
material in winter
months. Follow-up pruning of
perennials and grasses. |

|
|
Perennial Pruning- Once
a year after die back of plant. |

LEAF REMOVAL |
|
Late Winter- Early Spring |
Leaves will be removed prior to
the lawn care work being
performed. Clean-up of beds and
lawn area of late leaf
droppings, winter build-up. |

Fall |
Clean-up of lawn areas and beds
for fall leaves. Lawn leaves
will be caught in baggers in
October-December, major bed
clean-ups to begin end of
November-December at completion
of last of leaves falling. |

Lot and curb clean-up to be done
on a monthly basis, clean-up of
leaves, grass clippings, ect.
along curbs and breezeway areas. |

Plant bed maintenance / weeding |

March October |
Property manager WILL be
informed within 48 hours of any
of the following services being
rendered. To be done on a
bi-weekly basis throughout the
community and on a weekly basis
throughout the clubhouse, model,
and entryways. |

Pre-emergent herbicide will be
applied to planting beds prior
to mulching (temperature
dependent) in March with the
plant bed clean-up. |
|
|
Late Spring to Fall |
Plant beds will be maintained
with a mixture of a burner and
post-emergent herbicide to
chemically control the weeds. |
|
|
Late Spring to Fall |
Plant beds will be hand weeded
on an as needed basis to
compliment the chemical
treatment. |

|
Mulching and Deep edging of
plant beds completed April 30 |

Mulching |
In the Spring. The specified
mulch will be spread at an
approximate measurement of 2
thickness on all plant
beds. Mulch type to be
designated by the
owner/management of each
property. |

Deep Edging |
In the Late Winter to Early
Spring. Edging of beds will be
done at the depth of 3-4 to
ensure a sharp defined
bed. These edges will be
maintained throughout the mowing
season with a gas powered string
trimmer. Any beds along
concrete walks or driveways will
be defined with a sharp edge. |

All flower beds should be
prepared as follows: |

Remove existing mulch from beds,
rototill existing soil
thoroughly to depth of 6-8 (not
to be done during high soil
moisture conditions). |
|
|
|
All bed areas to be prepped
using Comtil Soil Plus, and
sand, plus rotilled. |
|
|
|
All flowers will be installed
3-4 off center. |
|
|
|
All flowers will be mulched at a
1-1.5 thickness. |
